TERMS AND CONDITIONS

BOOKING CONFORMATION

A Booking is only confirmed by us when we have sent you a written confirmation of your booking (which may be done by e-mail) and received your deposit in cleared funds.

A booking is personal to you. You must not use the cottage except for the purpose of a holiday by you and your group during the holiday period.

PAYMENT

Only cheques are accepted at this point in time.

WHEN YOU HAVE TO PAY

If bookings are made within 4 weeks of the arrival date the holiday price must be paid in full.

For bookings made in excess of 4 weeks from the arrival date you must pay a deposit. The deposit will be £100.00 per week or part week, and the balance of the holiday price to be paid one month prior to the arrival date.

CANCELLATION / CHANGES TO A BOOKING

There is a £25.00 booking fee for changing a booking that has already been confirmed.

If you cancel a booking at least one month in advance of the arrival date, all monies will be returned to you.

If you cancel a booking less than one month before the arrival date you will loose your deposit and you may also loose the balance of your holiday price. The balance will only be repaid to the extent that we are able to re-let the cottage during the holiday period.

ARRIVAL AND DEPARTURE

Please telephone 01424 736202 before 6pm on the day before your arrival date to confirm your approximate arrival time. On the day of your arrival please telephone 07850508630, 1 hour before your estimated arrival time to allow us time to travel to the cottage to meet you. This telephone number will be sent to you on your written conformation.

The cottage will be ready for you from 3pm on the arrival date.

Please vacate the cottage by 10.30am on the departure date.

EXTRA CHARGES

You will have to pay for any additional coal / wood, and wine you may wish to purchase.

Please note that the holiday is self catering.

REGISTRATION

All guests must register their names, addresses, and e-mail addresses with us at the time of booking.

GROUPS

No more than the maximum number of persons, as stated in our written booking conformation may occupy the cottage.

We reserve the right to refuse or revoke any bookings from a group or individual which in our reasonable opinion are unsuitable for the cottage. For example, because a group is too large or rowdy.

BABIES AND CHILDREN

Parents and guardians must ensure that their children are supervised by a responsible adult and area not  left unattended.

PETS

We welcome up to 2 small well behaved dogs, free of charge.

Please bring bedding and towels for your pets.

Pets are not allowed on any of the furniture or in bedrooms – we thank you for your understanding.

Do not leave pets alone in the cottage (as they can fret and howl) and do not let them foul any part of the cottage or garden.

OPEN FIRES

The cottage has an open fire and you are welcome to use the complementary scuttle of coal and allocated logs.  Further coal and logs are available to purchase.

The open fire, once lit, must not be left unattended, and must be allowed to burn down and fire guard put in place before retiring to bed.

The cottage has independent modern central heating and does not depend on the open fire for heating.

AMENITIES

The cottage is a complete home with TV, DVD, CD‘S, books, games, maps, bed linen, towels, soap, coffee, tea, sugar, salt, pepper, olive oil, matches, candles and fire lighters.

PRICES

Include towels, soap, linen, heating, hot water, power, initial coal and logs, BBQ, bottle of wine, and a proper English Breakfast welcome basket. A high chair is also available upon request.

SECURITY, YOU AND YOUR PROPERTY

While the cottage has locks, you are responsible for ensuring the security of your belongings.

You are responsible for ensuring the safety of yourself, children and vulnerable adults in your group. You are also responsible for ensuring that your property is not damaged or destroyed., unless caused by our negligence, we are not responsible for any personal injury or damage to your property.

SMOKING

The cottage is non smoking, however  smoking is permissible on the patios and in the garden.  While we do our best to enforce this rule, we can not guarantee that no one has smoked in the cottage.

YOUR OBLIGATIONS

No furniture, plates or cutlery etc should be removed from the cottage, with the exception of the picnic basket.

You should keep the cottage, furnishings, kitchen equipment, crockery, glasses, bedding and towels clean and in good condition.

Please leave the cottage tidy and clean on departure. Cleaning materials are supplied for this.

You may not smoke in the cottage.

You must not do anything that may reasonably be considered to cause a nuisance or annoyance to occupiers of neighbouring premises. We may require you and your group to vacate the cottage if you are too rowdy.

EARLY TERMINATION

Your booking may be terminated before the end of the holiday period by us giving to you notice only if you are in material breach of these terms and conditions, or by reason of events beyond our reasonable control (such as, but without limitation, flood, fire, adverse weather conditions, act of god, war, terrorist threat, government action or some other catastrophic event of the type covered in a comprehensive insurance policy). In which case you will have to vacate the property.

Please note that, without limitation, we consider your being rowdy, smoking in the cottage, exceeding group numbers, willfully damaging the cottage or allowing children or pets to be unsupervised as a material breach of these terms and conditions.

In the case of termination otherwise than by reason  of your breach of these terms and conditions, we shall return to you that part of the booking cost which relates to the part of the holiday period during which you did not occupy the cottage due to such termination.
